Jessica Paz Mahoney
Jessica’s more than two decades of practice have been concentrated in real estate development law and she is Board Certified in Real Estate Law by the Florida Bar. Jessica represents both local and national real estate developers, home builders, and investors in all aspects of sophisticated commercial real estate matters. These wide-ranging areas include acquisition and sale of undeveloped and developed properties, including structuring multifaceted transactions, contract negotiation, complex title and survey analysis, due diligence review and closings; subdivision permitting, entitlement and platting matters, including negotiating public and private easements, mutual use agreements, development agreements, and other agreements related to covenants, restrictions, use and development of property; developer representation in connection with CDD bond issuances, CDD agreements, licenses and transfers; preparation and negotiation of agreements relating to documentation of developer lot sale programs; borrower and lender representation in both institutional and private financing transactions; and other complex real property matters.

Rachael L. Greenstein
Rachael is a shareholder at Mahoney Law Group, P.A. and has represented local and national developers, investors, homebuilders, and property owners in a wide variety of real estate matters. Rachael has significant experience involving the sale, purchase, development, construction, leasing, and financing of various types of asset classes, including single-family, multi-family, office, retail shopping centers, golf courses, hotels, and vacant land. Rachael’s current practice concentrates on the representation of statewide and regional developers in the acquisition and development of master planned communities and the representation of national, regional, and local homebuilders in the acquisition of residential lots for construction.
Rachael is active in the Urban Land Institute and serves as a member on the Community & Housing Development Florida Product Council. Rachael is the recipient of the Hillsborough Association for Women Lawyers’ 2016 President’s Award and The Florida Bar’s 2013 Lynn Futch Most Outstanding Young Lawyer Award. Rachael also has been recognized in the Florida Super Lawyers – Rising Stars® and the Florida Trend Legal Elite "Up and Comer" lists, among other accolades.

Stephanie Cua
Stephanie’s practice focuses on representing landowners, real estate developers, homebuilders and investors in all aspects of real estate transactions and land development matters, including resolving complex title and survey matters. Prior to rejoining the firm in 2024, Stephanie worked in-house as corporate counsel for one of the nation’s largest residential mortgage lenders, where she advised investors on title matters affecting lender lien priority and helped train a team of over 40 in-house attorneys on the examination of title for residential properties located in Florida and California. Stephanie brings over ten years of experience representing clients in all aspects of commercial and residential real estate transactions, including contract negotiation, title and survey review, eminent domain and the structuring of tax-deferred exchanges under IRC Section 1031.
Stephanie graduated Phi Beta Kappa and summa cum laude from Florida International University in 2010, with a B.A. in International Relations and Japanese Studies. She obtained her Juris Doctorate, cum laude, from the Florida International University College of Law in 2013 and served as an editor on FIU Law Review.
